The area check is free: enter a postcode to see flooding, planning, the ground, noise and the neighbourhood around it. The full report covers one specific house and costs £9.99, or £19.99 for three. Add Buyer Watch for 12 months of email alerts on each home: £19.99 for one report, or £39.99 for three.

England, Scotland and Wales. Some sources differ between the three countries, and the report says which ones were used. We don't cover Northern Ireland yet.

No. It brings official records together so you know what to ask about. It isn't a survey, a valuation, a conveyancing search or advice, and we never score a property or tell you whether to buy. Use a solicitor, a surveyor and your lender as normal.

Each finding shows where it came from and when it was checked. Public records can be out of date or incomplete, and some data describes the area rather than the house. If you think we've shown it wrongly, use the form below and choose “Wrong or missing information”.

It unlocks as soon as payment is confirmed, normally within seconds. Your receipt email has a link that opens it on any device. If you can't find the email, check your spam folder, or contact us with the address you bought it for.

You get three reports to use on any properties, whenever you like. Unused ones don't expire. On a property's page, choose to unlock it with your pack.

Because a report is delivered straight away, you give up the 14-day right to cancel when you buy. If a report is faulty or not as described, for example it's for the wrong property or won't open, tell us and we'll fix it or refund you. See the terms.

No. When you first open it, a fixed copy is saved, so it always shows the records as they were then. To see the latest, watch the property or make an updated report.

No. Without one, your shortlists, reports and watches are kept in this browser. Signing in, with a link we email you and no password, keeps them across devices.

It can take a minute. Check your spam folder, and make sure you typed your email correctly. Each link and code only works once, so request a new email if it has been a while.

It re-checks a home's records and tells you when something changes, such as a new planning application nearby or a new energy certificate. Changes appear in Alerts for free. To get them by email, choose Report + Watch when you buy a report: 12 months of email alerts for each home you unlock.

Tick Add Buyer Watch when you buy a report. Your order email has a Turn on email alerts button: press it and confirm your email, and we'll email you a daily summary whenever the records change for the homes you unlocked, for 12 months from when you paid. With a 3-report pack, each home you unlock is added automatically. You can cancel Buyer Watch within 14 days for a refund of its price.

Every alert email has an unsubscribe link, or change your notification preferences.
