Who we are

Home Due Diligence is a trading name of Nicholas Wilkinson, a sole trader in the United Kingdom. Postal address: 7 Morley Lane, Derby, DE21 5AH. Email: hello@homeduediligence.co.uk.

These terms apply when you use the site and when you buy a report. They are governed by the law of England and Wales. If you live in Scotland or Northern Ireland you can also bring a claim in your local courts, and you keep any protection the law where you live gives you that can't be changed by agreement.

What a report is, and what it isn't

A report brings together official and open data about a property and its surroundings: planning records, constraints, environmental indicators, energy certificates, sales history and similar. Each finding shows where it came from, how complete the source is and when it was retrieved.

A report is not a survey, a valuation, a conveyancing search, or legal, financial or surveying advice. It doesn't score properties or tell you whether to buy. Some data describes the surrounding area rather than the house, some is modelled, and public records can be incomplete, out of date or wrong; the report says where this applies. Before you commit to a purchase, use a solicitor or conveyancer, a surveyor and your lender as normal.

In Scotland, a report is also not a substitute for the seller's Home Report (its survey, valuation, energy report and property questionnaire) or for the property enquiry certificate your solicitor obtains. Because a Scottish purchase can become binding once missives are concluded, check anything a report raises with your solicitor before they submit an offer.

Prices and payment

  • One property report: £9.99.
  • 3-report pack: £19.99. Use the reports on any properties; unused reports don't expire.
  • Prices are in pounds and are the total you pay. No VAT is charged.
  • Stripe processes the payment. We never see your card details.
  • Reports can only be bought by customers in the United Kingdom.

Delivery

Your report unlocks as soon as payment is confirmed, normally within seconds. When you first open it, a fixed copy is saved: it records the data as it was at that moment and won't change later. Your receipt email contains a link that opens the report on any device. Keep it safe, as anyone with the link can open the report.

Your right to cancel

When you buy online you normally have 14 days to change your mind. A report is digital content that we supply immediately, so before you pay we ask you to confirm:

“I want my report straight away. I understand that once it is unlocked I lose my 14-day right to cancel.”

By ticking that box you ask us to supply the report straight away, and you agree that you lose the right to cancel once it is unlocked. You can't buy without ticking it. Your receipt email confirms it. For a 3-report pack, the waiver covers the whole pack, because all three reports become available at once.

If something is wrong

Waiving the right to cancel doesn't affect your other legal rights. If a report is faulty or not as described (for example, it is for the wrong property, or it doesn't open), email hello@homeduediligence.co.uk and we will fix it or, if we can't, refund you. A refunded report is locked again.

Our responsibility to you

We compile reports with reasonable care and skill, and they will match their description on this site. If we fail to do that, we are responsible for loss you suffer that was a foreseeable result of our failure. We aren't responsible for loss that wasn't foreseeable, for errors or gaps in the public data we report, or for decisions made without the professional checks described above.

Unless the law requires otherwise, our total liability to you for a purchase is limited to the amount you paid for it. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else the law doesn't allow us to limit, and nothing affects your statutory rights as a consumer. If you buy for a business, the report is for your internal use and our total liability is limited to the price you paid.

Using the site

  • Reports are for your own use and for sharing with your advisers. Please don't resell them.
  • Don't scrape the site, overload it or get around its limits.
  • Property Watch alerts describe changes in public records on a best-effort basis. Don't rely on them for deadlines such as planning objections: always check the source.
  • We may change or withdraw free features. Reports you have bought stay available to you.

Data sources and their licences are listed on the data sources page.

Changes and complaints

We may update these terms; the version on this page when you buy applies to that purchase. If something goes wrong, email hello@homeduediligence.co.uk and we'll reply within 5 working days.
