About HomeDueDiligence

Official records for homebuyers in England, Scotland and Wales, gathered in one place before you make an offer.

Why it exists

Most buyers find out about flood risk, planning history or ground problems after their offer is accepted, when the solicitor's searches and the survey come back and they've already paid fees. The records behind those findings are mostly public: flood maps, planning registers, geological surveys, energy certificates and sales. They're just scattered across dozens of websites.

HomeDueDiligence brings them together for a postcode or a house, so you can ask the right questions while walking away still costs nothing.

The rules every report follows

  • Every finding comes from a named official or open source, linked alongside it.
  • Official facts and our own calculated estimates are always labelled separately.
  • Missing data is never treated as good news: a check we couldn't run is listed as a gap.
  • We don't score properties, rank them, or tell you whether to buy.
  • It isn't legal, survey or financial advice, and it doesn't replace searches or a survey.

How it’s paid for

The area check is free. The full report and Buyer Watch are paid for by the buyer, once, with no subscription. Estate agents, sellers and developers can't pay to change what a report says.
